Lead-Based Paint Hazard Evaluations

 INSPECTION/RISK ASSESSMENT

Since 1991, Leadtec Services, Inc. has been offering inspection/risk assessment services to the community.  Through a combination of paint, dust, soil, and sometimes water sampling, a visual inspection, and an interview with the occupant, LSI has been able to help numerous families identify the lead problems in/on their properties and develop management plans to deal with them.  Services are also available to investment property owners and/or those with commercial holdings.  In fact in recent years LSI has inspected several thousand rental dwelling units for lead-based paint and/or its attendant hazards.  All of Leadtec’s field staff are accredited as inspectors/risk assessors by MDE and EPA.

Lead in Dust Testing for Risk Reduction

Owners of older rental properties can comply with current Maryland Regulations by successfully meeting lead in dust standards.  This testing combines a visual inspection with the collection of dust samples from various horizontal surfaces, having these samples analyzed by an accredited laboratory and then comparing the results to regulatory standards.  This service is most commonly used for landlords of rental properties.

Lead-Based Paint Inspection

This the most comprehensive level of lead paint testing typically performed.  It involves the testing of every conceivable differently painted surface (approximately 125-150 surfaces) inside and outside of a home. Testing is done using a state-of-the-art portable x-ray fluorescence device (XRF) which detects lead while causing no damage to the painted surface.

Lead-Based Paint Hazard Risk Assessment

This service combines dust, soil and occasionally water testing with the XRF testing of selected suspect surfaces.  In addition to this analytical testing, a thorough visual inspection of the property is made and an extensive interview is conducted with the occupant to determine how the property is used. The result of a risk assessment is a lead hazard control plan which helps the occupant(s) control the lead hazards which are identified.
